What is being built?

The plan consists of 32 owner-occupied homes, with a varied housing offer:

  • 10 detached houses with access to open waterways.
  • 14 semi-detached houses with access to open waterways.
  • 8 terraced houses, including 4 corner houses.

Some houses are situated along waterways that connect to the Wartenster Wild. All the homes are being developed and sold by Zwanenburg Projecten B.V.

Access and layout

The new district will have 1 road for cars. This road passes through Meagere Weide. There will also be an emergency exit road to Oer de Barten, closed with a bollard. There will be a bridge to Oer de Barten for walkers and cyclists. This creates a beautiful walking route.

Change in the housing supply

The first plan included social housing. After discussion, it was decided that this cannot be done now. That is why there will be affordable owner-occupied homes. These houses:

  • May only be occupied by the buyer.
  • They cannot be sold at a profit for the first five years.

This makes them especially attractive for first-time homebuyers.

Zoning plan and procedure

The draft zoning plan and the draft visual quality plan were available for inspection from 21 December2023 to 1 February 2024. The submitted views have been assessed. The city council is discussing the amended plan.

  • 25 June 2025: explanation of plans to city council. Warten village interest gives its views.
  • 9 July 2025: Zoning decision.

If no objections are raised, sales and preparation for construction will start in December 2025. The homes are expected to be completed by the end of 2028.
